Technical maintenance

Maintenance, technical upkeep & operational continuity.

PRAESTANTIA oversees the building systems of your properties, anticipates what maintenance they will need, coordinates the work and verifies that every system remains fully operational—whether you are in residence or away.

The principle

Technical oversight, not call-outs

PRAESTANTIA is the technical control point, and the central technical record for every system in the property. The aim is that its systems, equipment and infrastructure stay:
workingmaintainedinspectedplanned fordocumentedready to operate

The promise

The technical demands of the property stop being yours to handle. We organise the follow-up, coordinate the professionals, and keep the house running.

Where we stand

PRAESTANTIA provides preventive and corrective maintenance, monitors the technical systems, and coordinates whatever work is needed to hold your properties to their standard.

02

What it covers

Before, during, after—and over the years

Looking after a property technically is not a series of separate jobs. It is continuous, from the first survey to the replacements already in view.
  • 01

    Before any work

First survey, inventory, the technical condition as found, contracts, warranties and due dates.

  • 02

Through the life of the property

Prevention, inspections, maintenance, consumption, faults and technical emergencies.

  • 03

    When work is needed

Assessment of the fault, selection of contractors, quotations, sourcing of parts, access, execution and checks.

  • 04

    After the work

Certificates, photographs, reporting, filing, and the next date put in the calendar.

  • 05

    Over the long term

History, the property's technical file, warranties, anticipation, and continuity while the owner is away.

  • 06

    Replacements & end of life

Equipment reaching end of life identified, age and condition tracked, future requirements estimated, critical equipment flagged, replacements recommended, forward planning, and options compared where that helps.

  • 07

    Incident register

Reported, assessed, prioritised, equipment identified, cause established or suspected, work carried out, resolution, cost, history, and recurring faults detected.

  • 08

    Technical expenditure

Quotations, approvals, spending, invoices, cost per item of equipment, spending history, periodic summaries, and major outlay anticipated.

04

Situations

What it looks like in practice

  • The house is empty

Checks scheduled while you are away, sensitive systems watched, and a report after every visit.

  • Something breaks

The fault assessed, the right professional chosen, a quotation, access arranged, and the work checked when it is done.

  • Preventive maintenance

A calendar of due dates kept current, work carried out before anything fails, and every check on record.

  • The owner returns

Systems verified, everything brought back into service, and the property ready to use when you arrive.
