Preventive & corrective maintenance

- Preventive — Scheduled care of the building systems: boiler, air conditioning, ventilation, plumbing, electrics, detectors, septic tank, chimney sweeping, outdoor equipment.
- Corrective — Leaks, electrical failures, faults, locks, water ingress or damage found, all handled through to completion.

Craftsmen, suppliers & particular requirements
- Orchestrated to suit — We can coordinate the people the owner already uses, bring in our own network, or find new professionals as the requirement dictates.
- Contractors overseen — Quotations requested, appointments arranged, access secured, someone on site, and the work checked when it is finished.
- Sourcing — Suppliers found, purchases made, materials delivered and checked.
- Particular requirements — Where a requirement falls outside the property's usual operational scope, we identify and coordinate a solution for it.

Gardens, grounds & pools
- Grounds — Routine upkeep, landscaping followed, terraces, furniture, lighting, access.
- Pools — Maintenance followed, treatment, cleaning, seasonal preparation, winterising and recommissioning.

Preparing the house, cleaning & linen
Preservation
- Before arrival — Deep clean, everything put back in order, temperatures and equipment checked, first supplies brought in.
- After departure — Closing inspection, tidying, any damage reported, the residence placed into standby.
- Household linen & textiles — Household linen managed, rotated, laundered and put back—bed linen and towels, and the outdoor textiles: cushions, throws, pool towels.

Keys & access
A strict boundary with security
- Within the property's scope — Practical handling of the access that work requires—craftsmen, staff, guests—keys held securely, and temporary entries and exits recorded.
- Where private security takes over — Anything concerning intrusion, threat, guarding, or the protection of people falls exclusively within private security.

Seasons, occupancy & the empty house
- Extended absence — How often checks are made, which equipment is watched, what work is authorised, and the level of reporting.
- Opening and closing — Strict protocols for winterising, for protection, and for bringing the house back into service.

- Residential technical file — Manuals, contracts, warranties, statutory certificates such as chimney sweeping, invoices and work reports, all held in one place.
